Turn nearby listings into useful context
A local market report brings active, pending, and recently sold listings into one place. It is a starting point for understanding your options, rather than a prediction of what a particular home will sell for.
Look at each stage separately
Active listings show current asking prices and competition. Pending listings show homes under contract; their final sale prices may not yet be available. Sold listings provide completed transaction context, but condition, size, location, and timing still matter.
Choose a meaningful comparison area
Start close to the property you are considering. A broad city-wide report may combine very different property types and price ranges. Narrow your area and compare homes with similar features, then ask our team to help interpret differences.
Use the report for your next decision
Buyers can use it to ask better questions about pricing and available options. Sellers can use it to discuss competing homes and preparation priorities. An asking-price average is not a valuation, and a market report is not an appraisal.
Create your local market report, then visit our buyer tools or seller hub for your next step.
